Related Companies

Related Companies has a long history in affordable housing and believes passionately in the transformation of urban life through the built environment and cultural experiences.

In 2016, Related Companies invested in Pocket Living, and in 2019, it acquired a controlling shareholding.

During this time, we have unlocked over £100 million of equity into affordable housing delivery in London from Related.

Public sector partners

Mayor of London

In 2013, the Mayor of London invested £25m into Pocket Living, and in 2017, he increased it to £51.4m. This came from the Mayor’s Innovation Fund to boost new affordable homes for first time buyers in the capital.

We have completed 1,250 affordable homes since 2013 under this initiative. Those schemes have won over 20 development and design awards.

In 2024 and 2025, we delivered four 100% affordable schemes across London, totalling 370 homes.

Places for London

In 2018, Pocket Living agreed a new partnership with Transport for London to build 100% affordable housing on TfL land.

During that time, we have delivered 86 affordable homes on our award-winning Woodside Park N12 scheme in Barnet and have further schemes in the pipeline.

Funding partners

Lloyds Bank

In 2023, Lloyds Bank supported Pocket Living with a senior debt package for up to £100m. Our largest and original funder, they have supported us to grow and deliver 17 schemes and 1,000 affordable homes.

Barclays Bank

In 2021, Barclays and Housing Growth Partnership supported Pocket Living to deliver 90 one-bedroom discounted homes at our award winning Forest Road E17 scheme in Waltham Forest, providing a senior and mezzanine loan of £16.5 million. The deal was shortlisted for Deal of the Year at the RESI Awards 2022.

Barclays also supported us with a 16.5 million construction loan for our Woodside Park scheme in Barnet.

Housing Growth Partnership

In 2021, Housing Growth Partnership supported Pocket Living with £4.3 million in equity to deliver Forest Road E17. The scheme has gone on to win three separate awards and is currently shortlisted for another five.

Octopus Real Estate

In 2024, Octopus Real Estate supported Pocket Living to deliver The Heights SE7 in Greenwich.

Shawbrook Bank Pluto Finance United Trust Bank

Pocket Living has formed partnerships with United Trust Bank, Shawbrook Bank and Pluto Finance to deliver affordable homes for city makers across London.

Local authorities

Pocket Living has formed partnerships with boroughs across London to deliver affordable housing.
