Paul Rickard
Managing DirectorPaul has 25 years experience in real estate, with a focus on funding and investment; holding executive leadership roles in many real estate companies, ranging up to 1,500 people and £4bn in assets.
Paul joined Pocket as CFO and in 2024 was promoted to Managing Director to lead the organisation.
Paul is also Chair of Qualis Flow, a Series A ESG company decarbonising and digitizing construction in the UK and US.Angelo Corbo
Head of ITAngelo has worked with Pocket Living since its inception in 2004. He has a background in R&D and Marketing in Telecom and IT.
He designs and manages Pocket Living’s IT, web, cloud architectures and the company's data integrity and security solutions.
Lorna Evans
Head of Brand MarketingLorna joined Pocket Living in 2019, bringing almost a decade of experience within the residential property sector, having previously held positions in surveying and property management.
At Pocket Living, Lorna has moved across to the Marketing team and is now responsible for managing the brand.
Jenny Anson
Head of SalesJenny joined Pocket Living in early 2016, bringing sales experience from her previous roles at Notting Hill Housing.
Jenny oversees sales for both our Pocket and Pocket Edition homes. The Sales Team guides buyers through the home buying process, from their first enquiry through to completion.
Chris Middleton
Chief Financial OfficerChris is a Chartered Accountant, having previously held positions at PwC, Land Securities and Rowan Asset Management.
At Pocket Living, Chris is responsible for all financial and management reporting, as well as managing the Group's banking relationships both from an operational and origination perspective.
Richard Bull
Head of Operations and AssetsRichard has previously worked for client and consultant organisations delivering build to rent, student accommodation and infrastructure projects.
Richard joined Pocket Living in 2021 and is responsible for the successful procurement and delivery of schemes following receipt of planning permission.
Demos Ioannou
Senior Design ManagerWith 8 years’ experience working in architectural practices for private clients and developers, Demos is a chartered architect specialising in the design and delivery of new build residential projects.
Demos joined Pocket Living in 2017 and is responsible for the product and design management of live projects in tender and construction, collaborating with external design consultants and supporting the development team.
Thomasin Renshaw

Planning and Development Surveyor (FRICS) with over 20 years leading
residential and mixed-use projects in London and the Home Counties. She was
previously Director of Development at Grosvenor and Development Director at
Muse Developments.
Thomasin is
responsible for the delivery of all projects after acquisition, leading the
Development Management, Design, Project Management and Customer Care teams. She
is also Non-Executive Director for Broadway Living RP, which is Ealing
Council’s Registered Provider
Jessica Day
Finance Business PartnerJessica joined Pocket Living in 2020 from the finance department of Soho House. She is currently studying towards a CIMA Diploma in Management Accounting.
Jessica is finance business partner for the operations team, responsible for appraisal integrity and managing ad hoc financial projects.
Alex Shillito
Senior Development ManagerAlex joined Pocket Living in February 2018. At Pocket Living, he is responsible for managing the planning and development of a number of key projects across London.
Alex is a Chartered Surveyor with14 years’ experience in Development and Commercial Property.
Oli Edmonds
Associate Director - Financial Planning and Analysis
Oli joined Pocket Living in early 2018 with a range of experience in finance and property. Oli qualified as a Chartered Accountant in 2014 and has since specialised in financial modelling, investment appraisals, strategy and decision support.
At Pocket Living, Oli is responsible for project appraisals, corporate level modelling and financial planning and analysis.
Rachel Ferguson
Senior Development ManagerRachel joined Pocket Living as a Senior Development Manager in April 2022 and is responsible for managing multiple projects from inception to construction start.
Previously, Rachel has worked in client-side roles (L&Q, Metropolitan Thames Valley) and started her career in planning consultancy at CBRE. She has a MRTPI qualification.
Sian Parry
Senior Customer Care ExecutiveSian joined Pocket Living in early 2018. She has a background in Property Management and over seven years of experience in residential property maintenance.
At Pocket Living, Sian is the first point of contact for all residents from the moment they move in to their new home. She assists them with any issues that may arise in the first year of homeownership.
Isabelle Hosford
Senior Project ManagerIsabelle has worked in the construction industry since 2010. She has project management experience in multiple sectors including education, commercial fit out, leisure and residential. Isabelle is a qualified member of the Royal Institution of Chartered Surveyors.
At Pocket Living, Isabelle is responsible for the successful delivery of projects after planning permission is achieved and early due diligence for new land acquisitions.

Assistant AccountantSivagini has an MBA in finance and joined Pocket Living in 2020 from Keithvaudrey Co & Ltd.
Sivagini works with the Finance Team and is responsible for payroll and VAT.
Raminta Kalnikaite
Assistant Operations and Project ManagerRami joined Pocket Living in October 2021 as a Planning and Construction Coordinator. While at Pocket, she has successfully gained the RICS Construction Project Management Certification. Rami now supports the Head of Operations, also serving as an Assistant Project Manager for legacy sites.
Madu Jayalath
Resale and Customer CoordinatorMadu joined Pocket Living in 2022, bringing over 10 years' experience in customer service. She previously worked for Metropolitan Thames Valley Housing Association and is passionate about shared ownership and affordable housing.
Madu is the first point of contact for Pocket resales and subletting, from initial enquiry through to completion.

Financial ControllerKatharine is a Chartered Accountant who joined the Finance Team in 2022. She previously held positions at Inspired Education and Pizza Express, having started her career at Mazars.
At Pocket Living, Katharine looks after financial and management reporting, ensuring that all accounting, payroll and financial controls adhere to industry standard and best practice.
Nick Cuff
Strategic AdviserNick has worked in London residential development for nearly two decades including ten years in leadership roles at Pocket Living and prior to that at Essential Living and CB Richard Ellis. He is also a former Cabinet Member at the London Borough of Wandsworth where he led on the Nine Elms Battersea regeneration. Nick now advises the business on strategic land opportunities, partnerships and innovation in the living sector.

Executive Assistant & Office ManagerSarah-Jayne joined Pocket Living in January 2020. Prior to this, she worked in the Finance and Tech industry supporting C-level executives.

Kate joined Pocket Living in Spring 2019. Having started her career in real estate at the age of 17, she brings a wealth of experience and knowledge that covers the whole development process. Historically, she has worked on large mixed-use developments across the UK to small boutique housing schemes.
With a passion for design and innovation, at Pocket Living Kate is responsible for managing the brand and all project marketing.
Nicole Cowins
HR and Business Operations DirectorNicole has an MSc in Human Resource Management and brings over 10 years of generalist HR and recruitment experience to the team.
Nicole joined Pocket Living in 2018 and is responsible for leading on all people initiatives, including employee relations, training, remuneration, performance, employee engagement and resource planning. She also heads up the Central Team, responsible for office management and PA support.
Andy Crouch
Delivery and Construction DirectorAndy joined Pocket Living in 2023 as Delivery and Construction Director. Andy has spent most of his career as a main contractor and later moved to a client-side role leading teams to deliver large scale mixed-use regeneration and new build developments with one of the G15 Housing Associations.
Andy leads the Project Management and Customer Care teams, which includes responsibility for the procurement of contractors, timely delivery of projects and successful customer journeys.

Sales and Marketing ManagerBeth joined Pocket Living in 2019 bringing a decade of experience as well as a passion for affordable housing, having previously worked for FABRICA by A2Dominion and Metropolitan Thames Valley Housing Association.
At Pocket, Beth is responsible for managing Sales and Development Marketing.

Project ManagerFederica is a qualified building engineer, with a MSc in Urban Planning. She has technical and project coordination experience in education and commercial sectors for sub-contractors, including the use of sustainable materials such as CLT.
Federica joined Pocket Living in 2021 as an Assistant Project Manager, responsible for supporting the Senior and Project Managers in successfully delivering projects.

Together with his team, Andrew helps with any issues our residents encounter for the first two years after moving in and works with the development teams to continually improve Pocket's future projects.

Land ManagerHattie joined Pocket Living in 2024 as a Land Manager and is responsible for sourcing and acquiring new sites. She joined from Latimer (part of Clarion Housing Association) where she spent just over two years and qualified as a Chartered Surveyor. Prior to this Hattie worked for three years in the Land Team at St William (part of The Berkeley Group).
