Two decades after delivering a first-of-its-kind discounted home in London, and against a backdrop of two-thirds of Londoners aged 25-45 years old borrowing to cover basic housing costs, Pocket Living is launching a brand new rental concept – “Together”.
Drawing inspiration from global sharing models seen in the United States, South Korea, New Zealand and elsewhere, this innovation is designed to address both the capital’s deepening housing crisis and the rise in loneliness by creating a more affordable open-market rental product which has been purpose-built for key workers and young professionals who choose to share.
It was developed in part to reflect the growing numbers of Londoners trapped renting in poor quality house shares and with housemates that were not likeminded matches.
Pocket’s response was to develop a product that offers renters the positive benefits of shared living, such as enhanced community and ability to make new friends, along with increased affordability over renting a single apartment, all within a safe well-managed environment.
This new model builds on Pocket’s established commitment to intelligent design, efficient use of space, and supporting the hardworking people that make our city tick – the key workers, creatives, musicians and digital professionals. The homes comprise larger dwelling homes with ensuite bedrooms rented by the room. Under the model, future tenants would enter into individual leases, rather than sign a joint tenancy, and under the terms of the lease would have shared use of the living, cooking, dining and circulation parts of the home.
Given the urgent need to tackle London’s housing crisis, especially for renters, Pocket Living has already secured planning permission for the first of these homes within a wider development in Lambeth, which will benefit 150 new renters.
Pocket has identified a robust pipeline of potential sites that following this first scheme, could lead to a steady stream of opportunities to deliver more Together homes designed to meet the needs of the next generation of essential city dwellers, including key workers.
The launch comes as Pocket Living’s latest research, Generation Rent, reveals the scale of London’s housing challenge. The report found that 70% of renters say housing costs are affecting their mental health, while half of key workers are considering leaving their profession due to unaffordable rents.
